Established in 2000, we have years of experience in architecture, urban design and planning. Our detailed feasibility studies give each project the best chance of obtaining planning approval including planning applications within a heritage setting.
Taking the project from conception to completion
We provide a full service from a comprehensive site analysis, planning drawings and documents, to the technical design required for Building Regulations , Tender and construction. As experienced project managers, we take the stress out of managing the contract and construction process to deliver a successful end project.

The conversion of a former mill at Drighlington to create 40no residential apartments
The conversion of a former office block in Liverpool to create city centre rental apartments for young professionals with shared 'life-style' amenities including concierge, gymnasium and social hub.
New detached residence completed in 2018 for a private client. The project was built using local materials and local labour.
The Queen's Head, Burley-in-Wharfedale, Ilkley completed October 2018
The renovation and extension of an existing pub to provide a new bar and restaurant with improved amenity and 5no apartments over. The Queen's Head, which forms a prominent part of Main Street, borders the conservation area of Burley-in Wharfedale and the new extension is designed to respect the local vernacular in terms of massing, materials and fenestration.
A 19th century property, sensitively restored from flats to a family home, The Oval has been remodeled and extended to include a large kitchen-dining-family room appropriate to modern family needs. In addition, it has future proofed against changing requirements with a new glass lift and central stair that are naturally lit by a new roof lantern.
Studio Map have a number of projects currently on site including Aparthotels at York and Newcastle,
apartments for students on a heritage site in the centre of Lincoln,
high-end residential homes
and the extension and renovation of a large 17th century heritage property in the Cheshire Green Belt.
A 79-unit aparthotel in the centre of Newcastle, with the accommodation spread over eight floors.
At Newcastle, we are using cross laminated timbers (CLT), which provides a highly flexible and cost effective solution to the modern designer. Studio Map are keen to promote sustainable architecture and the aparthotel will also have a green roof.
A 98-unit aparthotel in York city centre, Roomzz, York uses cross laminated timber (CLT) as a modern and sustainable alternative to traditional construction methods.
Internal Fit Out
CLT not only offers a lower carbon footprint than traditional construction methods, but the speed of installation makes it a good economic choice for developers.
The Hambleton Hotel, Hambleton
Plans Approved for New Extension & Renovation
We have received planning approval for the renovation and extension of The Hambleton Inn, a 19th century heritage property located on the North York Moors to create a new 22-room hotel, bar and restaurant all set around around an internal court.

The New Extension
The new hotel extension reinstates the footprint of the original out-buildings. The scale and the choice of materials are appropriate to the heritage location and carefully respect the views and the significance of the existing inn and the surrounding area.
The conversion and extension of an existing school and parish hall in the central conservation area of Lincoln are progressing well with the erection of the new steel frame. Iconinc will provide 140 new residential units for students of Lincoln University.
The existing property was demolished to make way for a 'Grand Design' high-end family dwelling with pool, gymnasium and extensive landscaping. The project is progressing well on site with an anticipated completion date of Oct-19.
Kilphin House, Girvan
Awaiting Planning Approval
Studio Map have recently applied for planning for the redevelopment of an existing property in Scotland. The proposals include three new 2-storey extensions and will significantly enhance the property, which overlooks the Irish Sea.
White House Farm, Harrogate
White House Farm, a small residential development comprising 9no new detached, semi-detached and terraced houses at Killinghall for Ailsa 3 Developments, has commenced on site and is due for completion January 2020.
